Across the Outer Coastal Plain, in Howell, Long Branch, Neptune and Asbury Park, the soils are deep, loose sand that drains fast and holds little water. That sand soaks up rain quickly, but low ground where the water table sits near the surface stays wet.
On the barrier islands at Monmouth Beach, you are on beach and dune sand, often mixed with fill, with salt marsh and bay mud behind. Rain sinks in fast, but the water table is shallow and storm tides flood low streets from the back bays as well as the ocean.
Erosion follows the same pattern. Runoff scours creek banks and bare slopes inland, and Raritan Bay shorelines take coastal storms.
